TIRZ Zones

Edinburg currently has three Tax-Increment Reinvestment Zones (TIRZ). These are referred to as TIRZ No. 1 (The Shoppes at RGV), TIRZ No. 3 (La Sienna Development) and TIRZ No. 4 (Bert Ogden Arena). Edinburg EDC is aggressively encouraging development in these zones.


The Shoppes at Rio Grande Valley

The Shoppes at Rio Grande Valley will be a 1.1 million square foot open air center in Edinburg, Texas. The Center features power anchor tenants including JC Penney, Academy Sports, Burlingeton Voat Factory, as well as dominant retailers, Ross Dress for Less, T.J. Maxx, Petco, Big Lots and Party City.

With a prime location off I69 and Trenton Road that connects directly to the expanding Rio Grande Valley market reaching more than 900,000 consumers on the United States side of the border and several million consumers on the Mexican side.



La Sienna Development

La Sienna Development includes a Master Plan for residential, retail and office space. The residential area includes 2 gated communities which at last count provided homes for 165 families. The retail development, coined “Resaca Market,” is under development and plans are in place for a business/shopping area comparable to “La Cantera” of San Antonio, Texas.



Bert Ogden Arena

TIRZ No. 4 features Bert Ogden Arena, a recently built Wal-Mart and an H-E-B. The arena is home to the Rio Grande Valley Vipers of the NBAD-League and partners with concert promoters. With 8,500 seats, the Bert Ogden Arena is the largest arena in South Texas and hosts events year-round.
